What is considered shared-equity construction advertising?

Shared-equity construction advertising includes ads related to fund raising among shared-equity construction participants to construct apartment buildings and (or) other real estate objects and ads for buying a home via escrow accounts.

What information should be specified for advertising new construction projects in Yandex Direct?

Under the law “On advertising”, shared-equity construction ads must contain a notice (disclaimer). Yandex Direct automatically generates them in text ads, but it needs the following info about the developer to do that:

  • The developer's legal entity and form of incorporation, such as Developer: “House on Mars” LLC.
  • URL of the Uniform Information System for Residential Construction hosting the project declaration, such as “Project declaration is available at https://наш.дом.рф.

To specify the name of the developer, select the appropriate subject and fill out other details in the feedback form.

What information should I provide if I'm advertising new construction projects from a real estate agency?

It's enough to include a standard disclaimer (“Project declaration is available at https://наш.дом.рф) in ads for real estate agencies and new construction project aggregators. No developer name is required.

Note. You don't have to specify anything yourself: text of a standard notice is generated automatically.
How do I specify the company name in a disclaimer?

To specify the company name in a disclaimer, select the Shared-equity construction (new construction projects) category in the form below. Find and select your company from the drop-down list in the Developer field.

How will I know if I'm missing information required for developer disclaimer generation?

If Yandex Direct is missing information required to generate the disclaimer, the advertiser will be notified about it in the campaign interface. The notification will be marked with a lightning icon. The notification will also be displayed when you start editing your ads to make sure you don't miss it.

Once you see this notification, switch to the ad, check out a prompt saying what information is missing, and click Specify data. The system automatically redirects the advertiser to the appropriate form in the Help, where they should select their company from the drop-down list: Customers → Submit documents or company information.

The system registers the data within a few hours of submission. After that, the notification is removed and a label saying that a notice has been added appears under the ad.

Note. If specifying the developer's name isn't required in your case (for example, when advertising shared-equity construction from a real estate agency), just close the notification.
What developer info do I need to specify if I'm advertising sales of real estate in new construction projects abroad?

A disclaimer is not required to advertise foreign real estate, provided that the text of your ad explicitly specifies that a new construction project is located abroad.
